About the property

YOTEL Miami is the global hospitality brand's first project to combine a YOTEL hotel with YOTELPAD, its apartment-style residence concept, in a single mixed-use tower. The 222-room hotel sits below 231 YOTELPAD units, with guests and residents sharing two on-site restaurants and bars, a pool deck, and a full fitness center.

Opened in 2022, the property was built around self-service technology from the ground up: check-in in under a minute at self-service kiosks, Smart Key mobile entry in place of traditional key cards, in-room mood lighting, and amenity delivery by concierge robot.

The Challenge

Stacking a high-turnover hotel and a long-term residential concept in one tower means one building's doors have to perform two different jobs at once. YOTEL's 222 guestrooms see hotel-standard daily turnover, while the 231 YOTELPAD units one floor up are lived in like apartments, so the hardware on each had to be specified differently even though it all had to work together as one coordinated package, on one key system, on one schedule.

That challenge was compounded by the property's self-service model: with check-in happening at a kiosk in under a minute and Smart Key mobile entry standing in for a physical key card at the door, every guestroom and residence lock needed to support keyless, unattended access from day one, not retrofit it later. Add in the common areas, restaurants, pool deck, gym, and back-of-house storage and utility rooms that a mixed-use tower this size requires, and the project needed a single manufacturer able to cover every one of those door types, through one distributor, in time for the property's 2022 opening.

Sourcing all seven hardware categories from a single manufacturer let Next Door Distribution standardize the keying and hardware package across two very different occupancy types, hotel and residence, on one job, rather than reconciling multiple vendors door type by door type.
