      How PDQ Saved Presque Isle Electric & Gas Co-Op with Value-Engineered Hardware

       After 65 years in a deteriorating building, Presque Isle Electric & Gas Co-Op (PIE&G), a not-for-profit utility serving more than 30,000 members across Northeast Michigan, had run out of space and needed to move faster when outages hit. The 2020 facility that replaced it added expanded office space, gas, electric, and fiber optic inventory warehousing, and a 60-plus-vehicle garage built so an entire crew can stage in a single bay for quick response. PDQ's specified hardware including: GT Series cylindrical locks, 7100 Series closers, 6300 Series exit devices, electrified hardware, hinges, and flat goods secure every opening in the new facility. A value-engineering pass from Grade 1 mortise locks to Grade 1 GT Series cylindrical locks cut the hardware package cost by about 15% without giving up performance.

      Presque Isle Electric & Gas Co-Op is a not-for-profit, member-owned utility serving more than 30,000 members across Northeast Michigan since its founding in 1955.

      The Challenge

      After 65 years in a deteriorating building, PIE&G had simply run out of room, and the outdated facility couldn't support the kind of fast, coordinated crew response its members expect when the power goes out. The new facility solved the space problem with an expansive footprint, including a 60-plus-vehicle garage, but that scale came with a hardware spec built around Grade 1 mortise locks across every opening, priced higher than the project's budget allowed without cutting the performance the co-op needed.

       

      The Solution

      PDQ offered value-engineering: the specified hardware was re-analyzed and requoted to meet the same intent at a lower cost, cutting the hardware package cost by about 15% without sacrificing quality:
